Chapter 413: Chapter 239: Adjusting the Division of Labor

The handover of Zhao Hui’s duties was simple. He passed his responsibilities as Business VP to the former leasing manager, Sun Wei. Sun Wei’s promotion was meteoric; he never expected to take over as Business VP of Junxiao Square so quickly.

This position carried more clout in the industry than even the General Manager roles at many other squares!

Meanwhile, the former operations manager, Wu Fang, would be following Zhao Hui to Ningxi Province to develop the business.

Xu Jun would have to temporarily resume the General Manager duties for the Junxiao Square Store. Fortunately, the recently acquired Junxiao Squares were all operating smoothly, and negotiations for several more were in their final stages. This finally freed him up enough to manage the first store’s affairs.

Although Sun Wei and Zhao Hui were both Business VPs, the authority Xu Jun granted them was worlds apart.

Zhao Hui had near-total autonomy. For important matters, Xu Jun’s approval was basically a formality.

Sun Wei, however, was a different story. Never mind anything else; just the use of marketing funds and the business terms for all brands required Xu Jun’s final say.

Sun Wei had no problem with this, as he was already used to it. Besides, Xu Jun was the chairman of the Junxiao Business Management Company.

As for Lin Ya’s position as General Manager of Junxiao Second Store, she was currently holding it in a concurrent capacity. Her successor had already been confirmed: Miao Lei from Wanhong Square.

Lin Ya’s main job now was to oversee all Junxiao Squares in the entire Hanjiang Region.

Xu Jun had called the two of them in today to discuss some work that needed to be done before the Spring Festival.

Ever since Zhao Hui discussed his ideas with Chen Xiao, he had become determined to start his work in Ningxi before the new year and had returned to communicate this with Xu Jun.

This was why Xu Jun was taking back the General Manager position at the Junxiao Square Store. Otherwise, Zhao Hui could have continued to hold both roles for a while longer and waited until after the new year to select a suitable successor.

Today’s meeting was mainly about setting the KPI targets for the entire year. With the adjustments in their roles, their performance assessment criteria would naturally change.

Zhao Hui’s and Lin Ya’s focuses were also different.

For the full year, Zhao Hui was tasked with opening no fewer than eight Junxiao Squares in Ningxi, establishing a regional subsidiary, building a talent team, and achieving the goal of 6 billion in annual revenue.

This 6 billion target would be difficult to achieve because it was still unknown when these squares would open. None of them would be operating for a full twelve months. If they launched mid-year or even later, they might only have a few months of business.

Of course, this 6 billion in revenue wasn’t direct income for Junxiao Business Management, but rather the total sales turnover of all the commercial tenants in the squares.

Total rental income was a separate performance metric. This was what set Junxiao Business Management apart from Wansheng Group.

For Wansheng Group and many other business management companies, the most heavily weighted metric was rental income, because that was the management company’s actual revenue.

The square’s sales turnover, on the other hand, represented its prosperity and commercial performance.

This was something that only Junxiao Business Management Company placed extra emphasis on.

Lin Ya’s performance metrics were the same as his, though the weight on expansion was not as high. Junxiao Business Management’s layout in the Hanjiang Region was already quite reasonable, so the future focus would be on steady and stable development.

The currently acquired squares, including those about to be acquired, still had various problems that needed to be resolved early on to prevent them from growing into malignant tumors that would become uncontrollable.

Recently, both the official email for Junxiao Business Management and the general email for Junxiao Group had received many anonymous tip-off letters.

Xu Jun didn’t dare to believe all of the content, but he also didn’t dare to dismiss it completely.

As the saying goes, where there’s smoke, there’s fire. Besides, having been in commercial real estate for many years, he was well aware of the shady dealings that could happen. He felt that many of the situations described were likely true.

This was why he was eager to promote Lin Ya to Regional Head. They needed a decisive and vigorous leader to enforce strong control.

Processes manage tasks, systems manage people.

Junxiao Business Management had not been established for long, and many of its processes and systems were incomplete, which made many people feel there were loopholes to exploit.

’If this trend isn’t stopped, President Xu Wu might just send me into retirement. That’s something I, still vigorous despite my age, absolutely cannot accept. I still want to spend the rest of my career helping Junxiao Group become world-famous. I also know President Xu has taken this matter seriously because she told me that President Chen might conduct undercover visits in the future. Her telling me this is a sign of trust, but it’s also a warning that I need to do my job right. Problems themselves aren’t scary. What’s scary is when they’re caused by my own managerial negligence. In that case, I’d be unable to shirk the blame!’

"President Zhao, you’ll have to work hard opening up a new front before the year is out. Have Xiao Wu accompany you and give you a hand. After this experience, he can be given significant responsibilities in the future."

This was also why Wu Fang was willing to follow Zhao Hui. Choice is more important than effort. In the workplace, picking the right side is more important than working hard.

Don’t be fooled by Sun Wei’s promotion to Business VP of Junxiao Square. He was actually extremely envious that Wu Fang could follow President Zhao out to conquer new territory, so much so that he wished he could trade places with him.

Everyone could see that President Zhao’s background was extraordinary. Now that he was also the Vice President of the business management company, the career ceiling for someone following him was much higher than that of a mere Business VP like Sun Wei.

"President Xu, you’re too kind. It’s all part of the job. It’s not a matter of it being hard work or not."

’In business, hard work is only considered hard work if it yields results. Without results, it’s just wasted effort. That’s why hard work itself is the cheapest thing. Only when there are results will your efforts be remembered. Without results, all that hard work will just earn you the label of ’idiot’.’

"President Lin, the same goes for you. You probably won’t be able to take a vacation during the Spring Festival. We’ll all be spending Junxiao Business Management’s first Spring Festival touring the stores."

Lin Ya smiled. "President Jun, this isn’t the first time we’ve lived like this. In previous years when I was a General Manager, I also stayed on duty during the Spring Festival."

"It’s still different. Before, you could just command from your post. Now, you have to go out and inspect the stores yourself. It’ll be an exhausting journey."

But Lin Ya’s mind had already drifted elsewhere, a thought secretly forming: ’The boss said he’d be visiting the branches too... I wonder if we’ll go together?’
