A seal and a “For Transfer” notice were taped to the glass door. A layer of dust had settled over the signature, indicating it had been vacant for a long time. Yang Xun stopped and stood at the entrance, observing for a moment. Through the glass door, he could see the interior. The lobby was extremely spacious, roughly over a hundred square meters, with a high-ceiling design. Though the walls were slightly mottled, the overall structure was solid. The second and third floors also had considerable space.

Sun Rao walked inside behind him, sweeping her gaze around. “This place is quite spacious, but the building is too old,” she whispered.

Yang Xun walked a lap around the premises. Having already made up his mind, he took out his phone and dialed Zhou Yuan’s number. Zhou Yuan arrived in less than twenty minutes, bringing someone with him. The person claimed to be the landlord’s agent and held a transfer agreement.

Zhou Yuan took the agreement and skimmed it, looking hesitant. “Xun, I’ve heard about this place too. Several shops opened here before, but none lasted long before going bankrupt. Word is the feng shui here is bad.

“Also, the landlord is asking for a non-negotiable flat rate of five million. Combined with a location that isn’t exactly a hotspot, no one has been willing to take it over. Are you sure you want to rent this place?”

Yang Xun smiled. “Five million to buy a three-story commercial building in downtown Zhonghai City. The price isn’t expensive.

“As for why the previous shops went bankrupt, that’s just because they didn’t know how to run a business.” He turned to the agent. “Did you bring the contract?”

“I did,” the agent said, hurriedly pulling a document from his briefcase.

Yang Xun flipped through it quickly. After confirming there were no issues with the terms, he picked up a pen and signed his name on the last page.

The agent took the contract, his attitude growing a bit more respectful. “Mr. Yang, this building is now yours. Here are the keys.”

“Thanks.” Yang Xun took the ring of keys and weighed them in his hand. They felt heavy, carrying a brand-new texture.

Standing aside, Zhou Yuan couldn’t help but sigh in admiration. “Xun, you really have guts. You dropped five million just like that.

“The location isn’t bad. Although it looks deserted now, the surrounding area has been developing over the past few years. In a couple of years, this street should become quite popular.”

Yang Xun pocketed the keys. “Let’s go. We’ll head inside to take a look, discuss the renovations, and start construction as soon as possible.”

Just as the three were about to walk inside, the roar of an engine suddenly came from across the street. A black sports car pulled over to the curb. Chen Junhao pushed the door open and strode over with a look of amusement on his face, trailed by his two inseparable lackeys.

“Well, if it isn’t Boss Yang! I heard you spent five million to buy this dilapidated building?”

Yang Xun frowned slightly. He had just signed the contract, yet Chen Junhao had already caught wind of it. It seemed there was a mole in their ranks!

Chen Junhao stopped in front of him, his hands stuffed in his pockets. He looked the dusty building up and down and sneered, “Yang Xun, is there something wrong with your brain? Several shops opened here before and they all went under. You bought it for five million—do you have money to burn?

“I advise you to figure out how to sell it off early, otherwise you’ll suffer massive losses.”

Yang Xun didn’t even bat an eyelid. “None of your damn business,” he replied lightly.

Chen Junhao choked on his words, his smile nearly faltering, but he forced himself to maintain it. “I’m very curious what kind of shop you’re planning to open. I heard you’re a doctor. Could it be a clinic?

“But out of the goodness of my heart, I’m telling you: no matter what you open, I’ll open the same thing right next door. My prices will be lower than yours, and my service will be better. Let’s see how you survive.”

Yang Xun turned to glance at him, a playful smirk curling the corners of his lips. “Then you’d better act fast. Otherwise, once my renovations are done, it’ll be too late for you to follow suit.

“I’ll give you a piece of advice too. Rather than worrying about my business, you should think about how to sublease those shops you rented. Otherwise, leaving them empty will just bleed you dry.”

Chen Junhao’s face finally darkened completely. Gritting his teeth, he said, “Yang Xun, don’t be too smug! It won’t be long before you’re crying and begging me.”

Yang Xun just smiled without a word and turned to walk into the small building.

Zhou Yuan followed behind him and lowered his voice. “Xun, those last few words really hit a nerve. He might look arrogant on the surface, but he’s spent a lot of money renting places these past few days.”

“He came right to our doorstep asking to be insulted. I couldn’t possibly let his good intentions go to waste,” Yang Xun said, pushing open the stairwell door leading to the second floor and observing the surroundings. Because it had been so long since anyone had come inside, the place emanated a musty smell and was covered in dust everywhere. To open a shop, it would need a thorough renovation from the inside out.

“Zhou Yuan, help me find a reliable designer to draft a plan based on my requirements.”

“I already contacted one. I’ll call them over right now,” Zhou Yuan said, pulling out his phone.

That evening, Chen Junhao sat in the living room of his villa, holding a glass of red wine, his expression dark. Sitting beside him was a middle-aged man wearing gold-rimmed glasses. He was an external marketing strategist Chen Junhao had hired. At this moment, the man kept his head bowed, as if waiting for Chen Junhao to speak.

“Rent a shop for me right next to that dilapidated building. No matter what kind of shop Yang Xun opens, we must be cheaper than him, provide better service, and run him out of business. I’ll see who can outlast whom!”

The middle-aged man immediately tried to dissuade him. “Young Master Chen, according to our investigation, that shop’s location isn’t good at all. Everything that opened there went bankrupt. Perhaps we don’t even need to do anything; he won’t last long before closing down.”

“You have a point. We’ll hold our horses for now and wait to watch him make a fool of himself,” Chen Junhao said with a sneer, though he still felt uneasy.

“Find someone to spread rumors near his shop. Just say the feng shui there is terrible, the location is cursed, everything that opens there goes bankrupt, and anyone who patronizes it will suffer bad luck. Let’s see if he bites the bullet and continues renovating or if he simply chickens out.” He burst into laughter, already imagining Yang Xun’s exasperated expression.

“A brilliant move, Young Master Chen,” the middle-aged man hastily chimed in.

Leaning back against the sofa, Chen Junhao tapped his fingers lightly on the armrest and chuckled ominously. “Yang Xun, oh Yang Xun, let’s see how you bounce back this time.”

Meanwhile, after attending Meiyan Biotechnology’s celebration banquet, Xiao Shijun drove back to the outskirts of the city.

Su Mei, who was cultivating with her eyes closed, slowly looked up upon hearing the noise. She smiled and asked, “How are things progressing?”

“Everything went smoothly, but your disciple doesn’t understand,” Xiao Shijun said, his face filled with confusion. “Master, didn’t you say we would use Cheng Ye to deal with Yang Xun? Yet now we’re setting a trap for him. When the Jade Skin Cream scandal breaks, the Xu Clan will only lose a few orders, but Meiyan Biotechnology will truly be finished.”

Su Mei smiled alluringly and slowly stood up. She pulled her blouse tighter to cover her exposed cleavage, though her jade-like legs remained faintly visible beneath her hemline. Xiao Shijun’s Adam’s apple bobbed, his eyes brimming with infatuation.
