Chapter 190: 190 | Purchase

"How much?"

Marcus’s smile widened. "This particular property is priced at nine million Dollars."

Dexter’s expression didn’t change.

But inside his mind, he chuckled bitterly.

Nine million Dollars.

His bank account held 1.2 million.

He had walked into this building thinking his 1.2 million might be enough to purchase a decent home outright but he eas dead wrong.

If was even less than twenty percent of the asking price and wasn’t even close.

He kept his face neutral as he spoke.

"Alright, I’ll come back later when I have the funds."

He placed both hands on the armrests, preparing to stand.

Marcus’s smile faltered for a second before he quickly spoke and raised his hands.

"No, no, no. Wait, please sit. There’s no need to leave just yet."

Dexter paused as he glanced at Marcus for a while before he lowered himself back into the chair.

"We have options," Marcus continued, his smile returning. "For clients who have not yet gathered the full purchase price, we offer flexible installment plans."

He tapped the tablet and a new display appeared, showing three payment plan options.

"We have a three-month plan, a six-month plan, and a twelve-month plan. Each one allows you to move into the property immediately upon payment of the first installment."

Dexter blinked. "Move in immediately?"

"Immediately," Marcus confirmed. "The first payment secures the property. You receive the keys and the provisional deed. The property is yours to live in, to use, to make your home. Subsequent payments are made monthly until the full amount is settled, at which point the final deed is transferred to your name."

Dexter listened attentively. "What are the terms?"

Marcus leaned forward. "Let’s take the twelve-month plan, for example. The total purchase price under the twelve-month plan is twelve million Dollars."

He tapped the display.

"Monthly payment: one million Dollars per month for twelve months."

Dexter frowned. "One million per month."

"Yes."

"That’s twelve million total. Three million more than the asking price! Dexter was quite stunned at the greed of this company.

Marcus spread his hands. "That’s the interest and it’s a standard rate too. Every property developer in the city charges the same rate and some even charge more."

Dexter frowned as he sat back in his chair.

One million per month while he currently had 1.2 million. That would cover the first payment and leave him with roughly 220,000 Dollars.

But he needed to make one million Dollars every month for twelve months which places burden on him by quite a lot.

The bakery business was generating approximately 90,000 dollars per day in gross sales.

After Tessa’s 25 percent commission, his net was about 67,500 Dollars per day. If he sold fifty portions daily, that was roughly 2 million dollars per month.

But that was just the gross price. He needed to subtract ingredient costs, which ran about 20,000 dollars per day for fifty portions.

That left roughly 1.4 million net per month from the bakery alone.

Add dungeon raiding income, and the math worked.

But it was tight. But then, the house was truly perfect.

Five bedrooms. One for each wife. One for himself and a real house in a real neighborhood where no one knew their names.

He thought more about it.

"Okay," Dexter said. "I’ll take the twelve-month plan."

Marcus’s face lit up like a sunrise. "Excellent decision! Very good decision! I promise you, you will not regret this."

He practically lunged for his desk drawer, pulling out a stack of documents with the speed of a man who had closed this particular deal a hundred times and had the paperwork memorized.

"Sign here. And here. And here. And one more here."

He placed four documents in front of Dexter, each one marked with a highlighted signature line. Dexter read each one carefully, his eyes scanning the legal language for hidden clauses, unfavorable terms, or the kind of small print that the Ashford family had used to trap three families into marrying their daughters to a bastard.

The documents were clean. Standard purchase agreement. Installment terms. Property transfer schedule. Default clause that returned the property to Harvest Homes if payments were missed for three consecutive months.

He signed all four.

Marcus produced an account number. "Please transfer the first payment to this account. Once the transfer is confirmed, the process begins."

Dexter pulled out his phone, opened his banking app, and initiated the transfer. One million Dollars.

[Transfer sent: 1,000,000 Dollars]

The confirmation appeared on Marcus’s tablet within seconds. The man’s smile became almost blindingly bright.

"Wonderful! Wonderful! The transfer is confirmed." He reached into his drawer again and pulled out a leather folder. Inside was a document embossed with the Harvest Homes seal.

"This is your provisional housing deed," Marcus said, presenting it with both hands as though it were a royal decree. "It confirms your ownership of the property pending completion of all installment payments. Once the final payment is made, this will be replaced with the permanent deed."

He then placed a small envelope on the desk.

"And these are your keys."

Dexter took the envelope. Inside were two keys and a small electronic fob.

A thought struck him.

The system had given him the actual deed to his current bungalow, revealing that the Ashford family’s original documents had been fake. He was the true, legal owner of the bungalow.

Which meant he could sell it.

The bungalow, despite its run-down condition, sat on a plot of land in a developed neighborhood.

Even in poor condition, the land alone was worth something, enough to pad his remaining balance.

He would look into it later.

Marcus stood up, his round belly shifting as he rose. He extended his hand.

"Let me be the first to congratulate you, Mr. Ashford. You are now the proud owner of a Harvest Crest residence."

Dexter stood and shook his hand. "Thank you."

Marcus grabbed a tablet and pulled up a map. "The property is located in Edge District 3, about forty minutes from the city center. I can have someone accompany you to the property for a walkthrough if you’d like."

Dexter shook his head. "No need. I’ll go alone."

Marcus blinked. "Alone? Are you sure? I could send an agent to show you around the neighborhood, introduce you to the local amenities, explain the defense formation system..."

"No," Dexter said firmly. "I’ll go alone."

There was something about Marcus that Dexter didn’t quite trust. It wasn’t anything specific. The man was professional. The documents were clean. The transaction had been straightforward.

But he still felt something was wrong.

Dexter pocketed the keys, placed the deed in his spatial storage, and headed for the door.
