Chapter 229: Chapter 195: Kickback (3)

’Isn’t the building next door residential? At this height, I should be able to see its roof.’ Xu An took two steps forward and looked down, but his gaze was met with a stretch of rubble. The six two-story buildings from his memory were nowhere to be seen.

"Did a company buy this land for development?" Xu An asked.

"Yes, it was sold a month ago. They started demolition not long after, but all work stopped once that was done. No idea if they’ll ever start again."

"Do you know which company bought this plot of land?"

"Let me think!" The young agent lowered his head in thought for a couple of seconds before it finally came to him. "It was Victory Supermarket. I heard they were planning to build a standalone three-story supermarket building here."

"Victory Supermarket?" Xu An looked down at the ruins again, his eyes filled with confusion.

"Heh heh!" The young agent let out a sudden laugh, leaned in close to Xu An, and said in a low voice, "The demolition was in full swing before, but then Victory Supermarket had that whole food safety incident, and everything over here just stopped..."

When he returned to the Lijie Real Estate office, the two people from before were gone. In their place were two young men in suits, chatting with their backs to the door.

"So, did you land that last deal?"

"Almost. The one who calls the shots wasn’t happy with the price. They’re trying to haggle it down."

"What are they buying the shop for?"

"Either a fast-food place or a braised-meats shop. They kept talking about ’fast food’ this and ’braised meats’ that. It’s gotta be one of the two."

"Well, a fast-food place would be better. We could openly slack off when we go out to eat."

"..."

AHEM—

The two men scrambled back to their desks and sat bolt upright, staring intently at their computers. They even tapped their keyboards from time to time. Their earnest expressions were so convincing that for a moment, Xu An had the illusion that the chat he’d just witnessed was all in his head.

The young agent found the file for the furniture showroom in his folder, and the two of them went into a small conference room to discuss the details.

"The furniture showroom’s land is zoned for commercial use, which is 1,500 yuan more per square meter than residential land. The current asking price is 4,100 yuan per square meter. The two floors have a combined area of 424 square meters, for a total price of 1,738,400 yuan. If you’re serious about buying, Mr. Xu, I can try to get them to drop the extra 8,400..."

’Hmm...’

Xu An sank into thought. ’So there’s a difference between commercial and residential land? And the price difference is 1,500 yuan per square meter! That adds an extra 636,000 yuan out of nowhere. Based on a thirty percent down payment, I’d need to come up with another 190,000 yuan...’

’Right now, I have 53,700 yuan in cash. The final payment from the expo is 60,000, and my net profit from the next week of business should be around 100,000. That all adds up to 213,700 yuan. I’m still less than halfway to the 520,000 yuan down payment for this shop...’

Xu An pulled out his phone, typed a few lines in a notes app, and held the phone out for the young agent to see.

The young agent stared blankly at Xu An’s phone screen, his breathing growing heavy and erratic. He looked up at Xu An in disbelief, his cheeks flushing red with excitement, yet his eyes were filled with incredulity and doubt.

Xu An gave him a standard smile and a firm nod. He then took his phone back, typed another line, and held it out to the agent again.

The young agent’s expression shifted several times. He gnawed on his lip, and finally, he took Xu An’s phone and typed a single word below the two sentences: Okay.

The two sentences read:

’Knock 50,000 off the price, and I’ll give you 10,000 on the side. Knock off 100,000, and I’ll give you 30,000. The more you cut, the more you get.’

’Half on the day we sign, the other half when the deal is done. The signing date is September 20th.’
